If you don’t want him paying rent, that’s your call. But he’s living there, so he should be paying for half of the utilities and defiantly pitching in for half of the groceries each month.

If he doesn’t sign a rental contract, I would consider typing something up regarding what he’s agreeing to pay for and get it notarized. So if things would ever turn ugly, you have a contract if you would ever need to take him to small claims court or something. And also look into your state’s tenancy laws. Because if things get ugly, you want to be able to legally evict him rather than him finding a loophole to remain there forever.
And while you may think “oh but he’d never do that or he’d never do this,” but you truly never know for sure. It’s better as a homeowner now to make sure you are educated and aware of the situation and all options you have should you ever need them. There is nothing wrong with having the correct knowledge.
